"I had the opportunity to work with two single mothers that needed a rental asap. The property that they were sharing was going into forclosure at no fault of there own. Anyways I was able to find a rental for them but when a reference check was done the present landlord stated they destroyed his property and had abandoned it. To make a long story short I went to the property that the single mothers were presently living and found nothing wrong with it. I took pictures of the property and presented them to the co-broker to show that the landlord was not being honest about anything. Unfortunately the co-broker took the landlords word and was not willing to move forward in our transaction but I was able to find them another property and they were able to move-in right away because I had proof they weren't bad tenants.The moral of my story is because I was willing to go above and beyond my call of duty I was able to turn a bad thing into a good thing."

"Let me tell you what I love about Active Rain: I love the ability to get 170,000 agent's opinion about any subject I want. Let's say I hear somebody talking about HVCC. If I dont know what that is, all I have to do is conduct an Active Rain search, and I have tons of information at my fingertips.

I've found my web site traffic has tripled, and I take up almost the entire first page when my key words are Googled. I love the friends and professional referrences I've made through Active Rain.

Also, if I want to refer a client to an agent in, lets say Hawaii, all I have to do is search Hawaii's active rain agents, and read a few blogs. Based on the blogs they write, I can help my client make an educated opinion.

I've gotten to know other local agents whom I would not have met before based on their interaction with my blogs, and my interaction with their blogs. This is a great site.

I've been blogging since May 2009. I've paid a small amount of money, trying Hit Router, and being a Rainmaker. I thought, I'll give it a year. Almost all my business is either people I already know, or they're referred from people I know. I spend very little money trying to attract strangers into contacting me.

Well earlier this week I got my first call from a buyer, whom I had never met who said that they found me on the internet. How did they find me on the internet? The buyer said that she was searching for property in Rincon Valley, and saw a bunch of my blogs that caugh her attention. It led her to my web site, which in turn led her to email me her phone number.

Twice I've had agents call me with referrals. Both told me that they did a search on Active Rain for agents in Santa Rosa. Both called after seeing that I was the featured agent for both Santa Rosa, and Sonoma County. There are lots of ways that Active Rain results in leads.

I read a blog about using Google Alerts. I set up some alerts to hit on my name, my company name, and my area of influence. One day I got an alert for "Rincon Valley". I looked at it and saw that a woman had asked a chat room if anybody knew the local elemetry school state test scores? She mentioned in her chat that she was thinking about moving to Rincon Valley. I emailed her a link to the test scores, and gained a client!

Success story #2 In 2009 I took a technology in real estate seminar presented by Dick Betts, National Real Estate Trainer. I learned of the positive aspects of blogging. Learned how and where to blogs. I try to blog daily, and am the top blog producer on Active Rain for Sonoma County.

I recently began "Hyper Local" blogging where my blogs are about local issues related not to my city, buy to my neighborhood (Rincon Valley). My blogs are key word rich, which makes it pop up on the the first page of a Google search containing Rincon Valley property as the search term.

I get 1 - 2 contacts per week from potential clients who visit my web page. When I ask these contacts how they became familiar with my web site, they tell me they found it while searching for property on the internet.

I no longer do print advertising. I get more leads now at a minimal cost ($30 per month for an Active Rain premium membership) and the cost of my web site, www.SaintFrancisProperty.com

I'm lucky that most of my peers have not realized the power of blogging or SEO, and still rely on print advertising. I'd be willing to bet only 10% of the agents in my office know what SEO stands for. I laugh when I look at the local newspaper classified section and see 7 listings advertised in a city that has hundreds of active listings.

I know that eventually my peers will catch on and I will have more compitition for internet client, however, I will be far ahead in the game, and to tell you the truth, am not really concerned."
